An “ALTA” survey is a very precise boundary survey prepared to a set of requirements that have been adopted by the American Land Title Association and the National Society of Professional Surveyors. Surveys of this type are generally required for commercial properties.
A topographic survey is usually required by an engineer or architect in order to provide a basis for site development plans. A topographic survey generally depicts the existing condition of the area to be developed. At a minimum this might include only the existing topography or terrain, but may also include surface improvements, underground utilities, vegetation, offsite utilities necessary to service the property, offsite drainage, etc.
A boundary survey is a land survey in which monuments are either found or set to mark the boundaries of a specified parcel of land. A boundary survey is essential when subdividing land or conveying property to another party.
Construction staking involves laying out survey points on the ground as a guide for constructing site improvements taken from plans prepared for any project type – roads, parking, site development, residences, utilities, etc.
