262 ACRE SINGLE FAMILY DEVELOPMENT BY MCNAUGHTON DEVELOPMENT, MOKENA, ILLINOIS
Foxborough Estates of Mokena consists of 295 single family lots and contained Onsite Zone A floodplain, several wetland areas, acres of woodlands and drastic changes in elevations. Our design included the widening of both Schoolhouse Road and Francis Road, totaling approximately 1.5 miles of offsite roadway improvements that are under the jurisdiction of Will County Highway Department. A bike path was designed through the natural areas of the development. Additionally, a regional lift station was designed to serve this development as well as a potential additional area of approximately 200 acres.
Floodplain elevations were determined for three separate channels located on the property. Compensatory storage requirements were calculated and provided for in areas adjacent to the channels as well as adjacent to wetland areas. ACOE requirements were established and met for all wetland impact work completed. Twelve separate storm water management facilities were designed for this project, with several of these basins operating in series. Approximately 95 acres of offsite storm water flows were evaluated to determine culvert sizing under the extended 195th Street through the development. Approximately 45 acres of offsite storm water runoff was routed through the residential portion of the development through a combination of storm sewers and overland flow routes. Sixty percent of the wooded areas were developed in their natural state.
