This project consisted of 84 single family lots. Onsite Zone A floodplain with creek and wetlands occur through center of property. Floodplain elevations were determined for the channel running through the center of the site. ACOE requirements were established and met for the existing wetland impacts on the project. Four storm water management facilities were designed with all basins located adjacent to the existing flood plain and/or wetland areas. Offsite roadway improvements included the complete reconstruction of 151st west of Farrell Road with curb and gutter, storm sewer, and bike path.
